Getting Your House Ready to Sell


First impressions really do count, so before your property goes onto the market, take the time to ensure it’s looking its best and is ready for viewings.  A well-maintained, clean and tidy house is likely to attract more viewings, achieve a faster sale and secure a better price.

Read on for some ideas to help present your house to the market in the best possible condition without spending a fortune.  

 

Outside


The grounds should be neat and tidy - trees and shrubs should be pruned, grass cut and flowers deadheaded.  A few inexpensive purchases for the garden can transform it – potted plants or colourful flowers will add a splash of vibrancy and colour.  If you have a pool, keep it clean and regularly maintained.  Clear away old or unused garden furniture and sweep paved areas.


House Exterior


Does the exterior of the house look tired and faded?  Is there damage from the rainy season that needs attention, such as water damage or peeling paintwork?  If so, a paint job may be in order.  If you know your roof leaks, repair it to prevent further internal damage.


De-cluttering the House


To create a sense of space pack away books, magazines, ornaments, photos – anything that could be seen as ‘clutter’ to a potential buyer.


Windows and Doors


Make sure windows and doors open and close easily and there are no cracked or broken windowpanes.  Mosquito screens should be in good condition with no holes or tears.  Window locks should be fully functioning.  Ensure doors open and close properly and be sure that all locks are working and that each lock has 3 keys.


Ceilings, Walls, and Painting


Check ceilings for water stains, repair leaks and make good any damage.  A coat of paint freshens up the property and enhances its desirability.


Plumbing


Check all taps, pipe work and toilets for drips and leaks. Tighten any loose fittings, replace washers and ensure there are plugs for every sink or bath.


Electrical


Light fittings, switches, sockets and water heaters should be checked and in working order.


Flooring


Repair or replace broken floor tiles and ensure the floors are swept and clean.
